Construction Manager

Summary:

Our company is seeking a Construction Manager to join our growing team covering multiple projects throughout North Carolina.

PRIMARY DUTIES included but are not limited to:

  • Project development and design management: Work with contractors, subcontractors, Alamance County and planning team to oversee projects through development, design, and permitting.
  • Construction management: Manage contractors to deliver the project on time and budget and ensure quality and safety goals are achieved. Coordinate with and act on behalf of the President and Vice President to resolve issues and ensure successful closeout and transition of project to end users.
  • Schedule management: Create and manage master schedules from initial development through completion. Review and advise on contractor schedule updates. Manage construction schedule and all items pertaining to ensuring the success of all milestones.
  • Cost management: Work with the President, Vice President and General Contractor to create and manage overall project budget throughout design and construction. Review and approve contractor and consultant invoices. Lead efforts for value engineering and change management as needed to maintain or adjust budget. Provide reporting updates as needed or requested by the team.
  • Contract administration: Manage permitting, engineering, structural and rendering process and/or documentations, administer bid process, and oversee contracting process including change management, closeout, and reporting.
  • Client relations: Maintain ongoing positive relationships to achieve high customer satisfaction and increase potential for additional business opportunities. Assist with business development and marketing initiatives as requested.
  • Teamwork: Support and receive support from other team members to resolve issues and maximize team success.

OTHER RELATED DUTIES included but are not limited to:

  • Lead projects from beginning to end
  • Complete material take-offs and produce estimates
  • Gain permits and licenses
  • Project scheduling with team members and subcontractors
  • Maintain project assets such as tools, equipment, and materials
  • Define project scope in partnership with the construction sales team
  • Procure required permits and licenses to complete your projects
  • Create estimated budgets and material take-offs
  • Communicate directly with customers regarding project budgets and expectations.
  • Develop project management strategies

Construction Manager

  • Establish project schedules identifying labor and material resources needed to appropriate team members
  • Negotiate with subcontractors to define budgets, timelines, and expectations
  • Ensure proper maintenance and care for project assets such as tools and equipment
  • Coordinate with the sales team and vendors on material deliveries
  • Create weekly project reports to be shared with customers and company leaders while ensuring daily project logs are being created by site leaders
  • Maintain regular communication with site leaders and team leaders throughout the project verifying time sheets and material requisitions are properly recorded
  • Provide the highest levels of safety in all job sites

  • DESIRED QUALIFICATIONS:
  • 2 years minimum requirement – Supervising ON-SITE construction personnel
  • Experience working for owner agency or as owner’s representative
  • Knowledge of modern construction management tools and software
  • 3-5 years of experience in residential construction as a project manager or as a leader in a construction trade such as carpentry, electrical, or masonry
  • Knowledge of project methodology
  • Excellent leadership ability which includes the ability to inspire talent and resolve conflicts or other inadequacies
  • Strong knowledge of residential building codes
  • Good interpersonal skills and the ability to work within a team environment

Construction Manager

  • Excellent verbal and written communication skills
  • Fluency in software programs related to construction management, including project management software
  • Ability to manage time, budgets, resources, and schedules
  • Skill in using hand and power tools applicable to home construction
  • Teaching ability to coach subordinate leaders and team members
  • Ability to interpret blueprints, schematics, or other technical manuals
