Responsibilities


As an Operations Engineer with Hines, you will professionally respond to tenant requests and the public as required. You will effectively and efficiently operate and maintain all base building HVAC and MEP equipment and systems. You will serve as a Systems Operator and to perform and supervise maintenance work. Responsibilities include, but are not limited to:


 



  • Provide prompt and courteous response to tenant requests within the guidelines set for by Hines

  • Maintain ethical, professional, and courteous relations with contractors and tenants

  • Perform as a team member with all employees

  • Assist to ensure compliance with all City, State and Federal safety and environmental laws, codes, standards and regulation

  • Order, stock and inventory parts and supplies as directed by the General Engineering Manager or Assistant Engineering Manager

  • Able to perform mathematical computations related to building operations for problem solving comfort and operational issues.

  • Proficient computer skills to effectively administer and implement changing requirements with engineering programs.

  • Induce water treatment chemicals at proper amounts and times in heating and cooling systems

  • Perform chemical analysis tests as set forth by the supervisor, reporting any abnormalities and substandard results.

  • Operate, maintain and perform maintenance and repairs on all mechanical, HVAC and MEP equipment as outlined by Engineering Manager or Assistant

  • Engineering Manager including, but not limited to: Pumps, Boilers, Air compressors, and Air Handling Units

  • Make adjustments and changes on HVAC and related equipment to maintain established comfort zones within the guidelines set forth by the General Engineering Manager including, but not limited to:

    • Chiller and reheat system temperature adjustments

    • Building environmental controls


  • Perform all maintenance in a safe manner

  • Troubleshoot operational failures and re-establish building services under minimal supervision

  • Follow all current emergency procedures set forth by Hines and the assigned property, including but not limited to:

    • Direct and assist with evacuations, bomb searches and life safety alarms as deemed reasonable and prudent

    • Assist emergency authorities and response teams in capacity of fire/life safety director


  • Comply with all company and regional policies

  • Aid in training and development of fellow engineers

  • Clean and paint all equipment and surrounding areas designated by the General Engineering Manager or Assistant Engineering Manager

  • Maintain, without flaw or exception, plant logs and files, where appropriate, to include, but not limited to:

    • Engine room machine logs, Chemical usage logs, Non-company personnel logs, Maintenance of time logs, Operating engineers' logs, and Personal time sheets


  • Maintain superior appearance and working condition of all the MEP systems assigned to the Engineering Department

  • Compose written, factual reports of occurrences and incidents on property

  • Communicate effectively, both verbally and written        

  • Assume additional duties as delegated by the General Engineering Manager or Assistant Engineering Manager


Qualifications


Minimum Requirements include:


 



  • High school diploma or equivalent from an accredited institution

  • Two or more years of experience in commercial HVAC

  • Possess MN Special Boiler’s License, or obtain upon hire

  • Possess Section 608 Technician Certification (Universal CFC), or obtain upon hire
