Job Description:

The Manager of Revenue Management & Business Analytics is responsible for analyzing data that supports the development, implementation and execution of strategies and tactics to maximize our revenue stream. This role supports our teams in data gathering and data prep and providing insightful analytics to identify opportunities to drive revenue growth through a proper balance of occupancy and price across all customer segments. In conjunction with inter-departmental stakeholders, the Manager will also assist with administering existing Revenue Management practices as well as developing alternative processes and tools to accommodate evolving business needs. A successful candidate will possess the ability to translate complex data into straightforward explanations and be skilled in data visualization and presentations to supplement the narrative to the leadership team.

The Manager, Revenue Management & Business Analytics is a key role with the ability to influence pricing decision making as well as business strategy. This location will be based out of the Irvine office 2 days a week with the rest of the week optional for remote work.

Essential Job Functions:

Business Trends, Reporting & KPI Tracking

  • Proactively monitor key performance indicators and benchmarks to identify market, geographic, competitive, and overall business trends that warrant deeper analysis and advise stakeholders of potential effects/outcomes.

  • Actively track industry and consumer trends, competitive moves and other industry-related news.

  • Create and monitor exception-based reports to improve visibility on when we are operating outside of the prescribed guardrails, isolate opportunities, and/or minimize revenue leakage.

  • Identify areas of opportunity to streamline reporting more effectively, working closely with IT, BI and Data & Analytics departments to execute on recommendations.

  • Maintain and advance departmental data analysis tools, reports and resources.

Leverage Analytics to Identify Pricing Opportunities to Improve Revenue

  • Develop and disseminate analysis to internal stakeholders on pricing opportunities across areas such as customer segments, product segments, lease types, competitive activity, concessions, renewals, amenities, distribution channel performance, and system parameters.

  • Contribute to new revenue opportunities, developing ad-hoc analysis to support growth strategies and pilot concepts.

  • Work closely with the Revenue Managers, IT, BI and Data & Analytics functions to access, gather and analyze data to provide recommendations and solutions on pricing opportunities to maximize revenue.

  • Support cross-functional projects related to revenue initiatives, product oversight, and/or operational efficiencies by ensuring consistent tracking and measurement of results.

Support Key Business Planning Processes

  • Develop, execute and maintain critical reports/analysis related to annual business planning processes, forecasting, budget and quarterly earnings reporting.

  • Work closely with the VP of Revenue Management as well as cross functional teams including Investor Relations, Finance, Data & Analytics, Operations, etc. to deliver annual budget, revenue forecasts and quarterly earnings packages.

  • Support on other key initiatives and ad-hoc analysis as identified by the leadership team.

Revenue Management Support

  • Become fully trained in and have a deep understanding of the Revenue Management weekly pricing process and support Revenue Management team in execution of pricing changes as needed.

  • Provide coverage for Revenue Management team across various regions as needed, with the ability to take over responsibility for basic pricing recommendations and changes to support the portfolio across Southern California, Northern California and the Pacific Northwest.

Qualifications:

  • 6+ years of experience in Business-based Analytics, Corporate Strategy, Management Consulting, Revenue Management, or related industries; experience and interest in multi-family housing is preferred but not required.

  • BA/BS degree in Economics, Finance, Business or other quantitative focus; MBA a plus.

  • Results oriented with exceptional communication and analytical skills.

  • Experienced with leveraging medium to large data sets and able to determine appropriate data elements and structure to draw insights and create meaningful analyses that are actionable.

  • Ability to think critically and creatively, drawing from both professional and personal experiences to bring new ideas to the table and not merely executing tasks as directed.

  • Self-motivated, self-starter with the ability to work autonomously to drive projects to the finish line with minimal need for oversight.

  • Team player with the ability to work collaboratively across functions, and departments.

  • Strong self-awareness and executive presence with comfort working with stakeholders across various levels of the organization ranging from junior analysts to executive management.

  • Intellectually curious with a passion for consumer data.

  • Familiar with revenue management and pricing concepts, tactics and processes.

  • Expert user of Excel with basic knowledge of VBA, experience in Power BI a plus. Experience with Tableau or other data visualization tools, Alteryx, Access, SQL is preferred but not required.

The salary range for this position is $113,000.00 - $170,000.00 per year. New hires generally start between $113,000.00 - $141,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.

This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
