The Senior Facilities Project Manager leads project teams and manages large-scale and highly complex technical/clinical construction and renovation projects for YNHHS. On assigned projects, serves as the principal communications link between the Facilities Design & Construction Department and the Client (ie Hospital/Health System Departments), General Contractor(s), Architect & Engineering Consultant(s), and Public Authorities, etc. All project specific direction/communications will be generated by the Senior Project Manager or sent under cover of his/her transmittal. He/she is authorized to speak for the Hospital/Health System and the Facilities Design & Construction Department when dealing with the Departmental Client(s), Contractor(s), A/E Team(s), etc. in matters concerning the interpretation of the project scope, contract documents, etc. and is directly responsible for the successful execution of the project.

Responsibilities
Be fully aware of the Hospitals vendor contract(s) for the planning, design and construction of the project(s), and of the Clients Satisfying the clients goals is a key responsibility
Analyze the project scope; the clients project specific Organize the work on the project and set forth the procedures to be employed in accomplishing the project.
Receive all incoming project information and distribute it to the internal team and to outside consultants and
Obtain the services of outside consultants when
Administer the design and construction
Develop and monitor the project design and construction schedule to meet Client and Hospital s time
Notify the Client of changes in project scope, and prepare/revise project
Keep the Client, Departmental Director and the Hospital Accounting Department informed on the financial status of the
Develop and monitor the construction budget and schedule and identify long lead items and proposed form of construction
Attend all key planning, design construction
Establish documentation and administrative organization for the
Schematic Design and Design Development
Schedule design meetings with the Client and A/E Team and schedule appropriate staff for these
Arrange for preliminary construction
Coordinate design presentations with the Project
Consult with all appropriate Public Authorities and determine that their observations and inputs have been secured prior to commencing contract documents
Determine what codes and regulations are applicable to the project; determine what permits, licenses and authorizations will be required and how each is to be
Construction Documents Phase
Arrange for pre-bid
Review contract documents with appropriate public
Attend public meetings and/or hearings, as necessary; assure that all public authority approvals are
Perform independent review of all contract drawings and specifications for completeness, correctness and Ensure that corrections and clarifications are made if required.
Bidding Phase
Compile selected list of bidders with
Compile and issue addenda if
Tabulate bid results and participate in contract bid
Assist Client in the preparation of the construction
Construction Phase
Interpret the intent of contract drawings and specifications for the Client, General Contractor, Building Inspector, and the other interested
Schedule and attend job
Prepare and distribute a schedule of anticipated shop drawings and
Schedule personnel for job visits, when appropriate; coordinate field visits of construction
Review all requests for modifications of the contract drawings and specifications, whether initiated by Client or
Consult with Project Architect and Department Manager on all modifications and design
Request Project Architect to prepare change drawings, as
Review and approve all change estimates; prepare and sign all change
Review and approve all Contractor monthly requisitions for payment, including requisitions for final
Inform Project Architect and Department Managers of status of construction
Arrange for appropriate personnel to prepare punch
Oversee the preparation and distribution of operation and maintenance manuals and record
Collect all warranties, guarantees, and other specification closeout

Return to meet with Client in approximately one year following occupancy for project
Limits of Authority: May not change the scope of work or deviate from any other part of the contractual agreement without prior approval from Client and Department Director in Within the project team, has the responsibility to assign work, to establish schedules, to instruct team members and critique their efforts. Does not have hire and fire authority, buy may recommend such actions.
Relationship to Others: A Project Manager must maintain a satisfactory Client The Project Manager must be able to relate to clients in a mature, thoughtful, professional and pleasant manner. The development of technical skills for subordinates is also a part of the position, and this requires empathy, patience, understanding and a genuine interest in others. EDUCATION
Bachelors Degree in Architecture strongly desired, or equivalent combination of education and experience.
EXPERIENCE
With a Bachelors Degree in Architecture or related field, at least 8-10 years experience in facilities design and construction required. In the absence of a Bachelors Degree, must have a minimum of 10-15 years experience managing large scale projects (individual projects with costs in excess of $20 million). Certification as a Certified Healthcare Constructor (CHC) by the American Society for Healthcare Engineering (ASHE) preferred.
LICENSURE
CT Architectural Registration preferred. Certified Healthcare Constructor (CHC) by the American Society for Healthcare Engineering (ASHE) is a plus.
